Our Mission
Our mission is to advocate for fair, consistent, and transparent policies that support responsible vacation and short-term rental operators across New Hampshire. We aim to preserve property rights, promote economic opportunity, and foster safe, welcoming guest experiences that benefit both hosts and local communities.
We value transparency, collaboration, education, and community engagement. We believe in building bridges between policymakers, residents and operators to create sustainable tourism models that respect both local character and economic vitality.

At the New Hampshire Vacation Rental and Travel Association, we understand that change doesn’t come from pushing—it comes from connection. That’s why we’ve been deliberate in how we’ve built our foundation: with trust, relationships and a deep respect for the unique culture of New Hampshire.
In a state where people value independence and approach new ideas with healthy skepticism, we know trust isn’t given—it’s earned. We’ve embraced that. Our guiding philosophy is to move at the speed of connection—building slowly, intentionally and only when there’s buy-in from those we serve.
We started by forming a trusted inner circle—a group who believes in this work, vouches for it, and opens the door for others to join when they’re ready. Now, as our house is built and our values clear, we’re ready to welcome more New Hampshire vacation rental owners, operators and advocates into the fold.
What We Do
Education Through Story
We share the real, human side of vacation rental ownership—spotlighting the families, neighbors, and individuals who care deeply about their homes and communities. Through storytelling and practical best practices, we aim to change the narrative and help people see the heart behind hosting.
Advocacy Through Respect
We don’t show up with an agenda—we show up informed, respectful, and ready to listen. Our goal is to be a steady, reliable voice at the table when policies are being discussed—offering facts over fear and showing we’re here to work with our communities, not around them.
Action Through Relationships
We believe strong relationships are the best foundation for strong communities. Whether it’s gathering for a local meetup, volunteering together, or simply exchanging stories over coffee, we prioritize genuine connection. It’s through these bonds that we grow stronger—and more united.

Peter Rondeau, President

Kathi Soule, Treasurer
Hi there. My name is Kathi Soule and I live in northern NH with my husband Fred. We have been married 36 years and have 4 adult children and 7 grandchildren. Fred and I have two STRs, one of which is also our second home. I became a part of NHVRTA at it’s inception to be involved in a group that will work towards the promotion and education for responsible vacation rental ownership. Our mission statement reads that the object and purpose for the establishment of this group is to promote responsible vacation and short-term rental ownership that contributes to sustainable tourism and thriving communities. I look forward to seeing this group grow and hope you’ll decide to join our efforts.

Alex Foti, Vice President
A graduate of Harvard University and the FW Olin School of Business at Babson College, Alex founded Bretton Woods Vacations in 2017 after a career in Biotechnology and Pharmaceutical management to provide an option to owners seeking to provide high quality vacation rentals without a strong focus on customer service and satisfaction without all the hassle. An active member of the community, Alex also serves as Chairperson of the Town of Carroll Planning Board, Chairperson of the Crawford Ridge Homeowners Association, and Vice President of the Board of the Weathervane Theater.

Julia Brabec, Board Member
Julia Brabec is a Creative Photo Art Director with over 18 years of experience shaping the visual imagery of some of America’s most recognized brands, including Victoria’s Secret, Target, Garnet Hill and Crate & Barrel. Julia has led countless campaigns that balance artistry with commercial impact.
Currently based in the White Mountains of New Hampshire, Julia blends her professional expertise with an entrepreneurial spirit. She owns and operates two short-term rental properties, curating guest experiences with the same aesthetic sensibility and attention to detail that define her art direction work.
Whether crafting the visual voice of a global brand or creating a welcoming retreat for travelers, Julia brings a refined sense of style and a belief that every project—no matter the scale—deserves a thoughtful, beautiful, and purposeful creative vision.

Chad Franz, Secretary
Chad Franz is a short-term rental operator, veteran, and former town council chairman based in New Hampshire. He and his wife, Alexis, manage Cherry Mountain Retreat, a family-friendly rental in Carroll, NH, that serves as a peaceful base for exploring the White Mountains.
With a background in military service and local government, Chad brings a community-minded approach to hosting. He understands the importance of balancing tourism with neighborhood quality of life and runs his rental with an emphasis on clear communication, compliance, and respect for both guests and residents.
Chad and Alexis live in Southern New Hampshire with their three children—Adriana, Gabriel, and Kennedy—and their loyal English Lab, Judy.
